The purpose of assessments is to evaluate the overall condition of an individual or group of building components or systems. Condition assessments are often performed during the due-diligence stage of real estate transactions; however, they may also be appropriate as part of a routine facilities maintenance program. Assessments are not intended to be detailed studies to identify all defects or deficiencies that may exist in a facility, but to identify problems that may have a significant impact on the overall value of the property. Typically, assessments include a review of available construction documents to determine general construction, interviews with personnel familiar with the property to learn of known conditions, a walk-through to observe the building's existing conditions, and a financial assessment related to recommended repairs, replacements, and/or upgrades. In some cases, a multi-year projection of anticipated maintenance and upgrade costs is provided.
